Pre-Purchase Termite Inspection (2nd Home)

Our comprehensive termite inspection is designed to help buyers identify existing termite activity before purchasing or moving in.This inspection includes the following:

• Comprehensive Termite Inspection will be carried out throughout the entire house, including roofing areas or ceiling voids where accessible.

  (Roofing & ceiling voids not applicable for condominiums.)

• Documentation (Inspection Report) will be provide after the inspection, a detailed termite report will be provided, outlining whether termites are present and offering relevant observations and suggestions.

This treatment covers termite inspection only.

(For termites elimination / prevention, a separate treatment will be recommended if active signs are found.)

1. Service Availability

This service is available in Johor, Melaka, Negeri Sembilan, Selangor & Kuala Lumpur Only and is applicable to Residential Properties Only

2. Working Hours & Appointment

Our team operates daily, including Sundays and public holidays, by appointment only. 

(Please book in advance to secure your preferred time slot.)

3. Scope Limitation

Inspection only covers accessible and safe-to-reach areas.

We will not dismantle fixed structures, built-in wardrobes, heavy furniture, or conduct invasive checks.

4. Property Readiness

Customers are required to:

• Ensure safe access to ceiling, attic, or any crawl spaces.

• Remove obstacles blocking key inspection points if needed.

5. No Warranty or Treatment Included

This service is purely inspection and reporting. 

Should active termite infestation be found, a separate quotation for treatment will be provided.

6. Pest Lab Malaysia’s Right to Cancel or Reschedule

We reserve the right to cancel, reschedule, or refund based on site conditions or non-eligibility.
